Here’s a look at the Pace Real Estate Market Report for December 2018. According to information from the Pensacola Association of REALTORS®, the current real estate inventory numbers have increased and the price per square foot has decreased. Let’s take a closer look at the Pace market trends.From November of 2017 to November of 2018 the median price of homes sold in Pace decreased 5.2 percent.
November ended with a total of 68 homes sold. We’re seeing an increase of 3 percent when we compare this month’s sales to the 66 recorded in October. Sales are down 24.4 percent from this same time last year, and sales are still 3.5 percent behind when we look at year over year stats. Year-to-Year Comparison of Months Supply of Inventory
The Total Inventory of Properties available for sale as of December was 168, down -4.5% from 176 last month and down -42.1% from 290 in December of last year. December 2018 Inventory was at the lowest level compared to December of 2017 and 2016.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2018 MSI of 2.5 months was at its lowest level compared with December of 2017 and 2016.
